What Is Inspected

A Professional Home Inspector will spend at least 2 ½ to 3 hours around and in the house looking at several of its components. Professional Home Inspectors in Lousiana are licensed and regulated by the Lousiana State Board of Home Inspectors. Just a few things we look at are;

  • The major components of the house including the foundation/structure, the electrical, plumbing, and the HVAC systems
  • Kitchen appliances
  • Interior/exterior walls, doors, ceilings and floors
  • Fireplace and chimney
  • Roof, roof structure and attic conditions
  • Porches and decks
  • Bathroom exhaust vents
  • Water heater(s)
  • Garage door operators
  • Hydrotherapy or whirlpool equipment
  • Gas lines, gas leaks, and the presence of carbon monoxide
  • Drainage
  • Lawn and garden sprinkler system
  • Swimming pools and equipment, spas and hot tubs

     We understand that if you are buying an existing house its not the same as buying a new house. Building codes are updated every three years. In Lousiana residential homes are “grandfathered” meaning that they are not required to retrofit each time codes change. We will discuss some of these with you and how they effect you as a buyer.

     As mentioned earlier some home owners take very good care of their homes, others do not. Our goal is for you to have a very good understanding of the house you are buying.
