An energy mortgage is a mortgage that credits a home’s energy efficiency in the mortgage itself.
There are two types of mortgages designed to assist buyers and home owners finance these energy efficient homes. Energy Efficient Mortgages (EEM) are primarly offered to those purchasing new homes. Energy Improvement Mortgages (EIM) are available to current home owners or those buying existing homes that are interested in upgrading their homes to a more energy efficient home. Remember from our Home Energy Audits page that owning an “Energy Efficient” home does much more that just save money on your utility bills.
Both of these mortgages have been around for more than 15 years. Despite that most mortgage lenders are not aware of them. Call your lending companies about these loans and ask if an EEM or an EIM will work to your advantage.
